Chestnut Homes, Inc. is designing and building custom homes in the Hilton Head Island/Bluffton, South Carolina area, which is approximately 100 miles south of Charleston, South Carolina and 30 miles northwest of Savannah, Georgia.

Hilton Head Island is the second largest barrier island on the East Coast. It is 12 miles long and 5 miles wide at its widest point. It is bordered by Port Royal Sound, Calibogue Sound and the Atlantic Ocean. The area was settled in the 1700’s and is rich in history, especially from the Civil War days. In the early days it was known for its cotton plantations. The area began major development in the 1960’s and today is a major tourist and retirement destination and has a full time population of over 40,000. Approximately 2.5 million people visit each year for the great beaches, golf and tennis facilities and its laid back lifestyle and understated elegance.

Bluffton is just over the bridge from Hilton Head Island and was incorporated as a town in 1825. Its name is derived from its location atop the perch of its “High Bluff” stretches beside the May River. Bluffton became a distribution center exporting local crops and importing farm supplies. The streets of Bluffton contain antebellum homes and beautiful quaint churches, some of which still stand on their original foundations. The natural growth of the Hilton Head area has moved out to Bluffton, with significant residential and commercial construction taking place during the last 15 years. The full time population of Bluffton is just under 13,000.

The entire area is known for its “plantations.” A “plantation” is another word for a planned community, with strict covenants and controlled access. There are 11 plantations on Hilton Head Island and 6 in Bluffton, some with individual communities within them. Some are completely private, with entry gained only as a property owner or as a guest Each one has its own set of regulations and memberships. Outside the plantations, there is a great diversity of communities. Though most of the “off plantation” communities do have their own covenants, restrictions and Architectural Review Boards, they tend to be less strict and allow for more individuality than do those “on plantation.”

The company’s homes are in Belfair, a private plantation of 1100 acres with 770 homesites, located off Highway 278 just five miles from the bridge to Hilton Head Island. A magnificent Avenue of Oaks leads you into Belfair. This community has two 18-hole championship Tom Fazio golf courses, a variety of facilities including a family activity center, fitness center, tennis club, pools and more. There are scenic marshes of the Colleton River, nature trails, wildlife viewing areas and a carefully preserved wading-bird rookery. Homes in Belfair vary in size from 2500 to 10,000 square feet and in price from $400,000 to well over $1,000,000. It is known for its friendly and welcoming residents which make it the most desirable private golf community in Bluffton.
